We will work with you or your engineers on making sure functionality of all aspects of your parking lot perform properly. We will closely examine base requirements, types of asphalt, thicknesses of asphalt, how many layers of asphalt, and the (parking diagrams to ensure expectations are met.
We offer plenty of options when constructing commercial parking lots. If starting from dirt, we recommend using our Perma-Base system in order to ensure the best performance from your pavement. Perma-Base allows heavy traffic on the rock parking lot without damaging it. It also prevents yielding due to its many stabilizing qualities. Cracks and expansion joints are eliminated or reduced. Perma-Base will also prevent underground water from percolating through to the surface. A minimum of 8 inches of compacted rock is used by our methods. More can be added if desired. The base rock is thoroughly compacted before paving. The last step before paving your parking lot is drawing out the patterns in which we will be paving and checking the base rock to make sure enough slope is present for water to drain off the surface. We will also proof roll with a 10 ton roller to make sure paving conditions are adequate. Next we install our commercial grade hot asphalt with a self propelled paver. The new asphalt is compacted and allowed time to set up before opening to vehicles. - Our minimum thickness is 2.5" compacted, although 3" is mostly recommended; which will give you a superior surface. More thickness or additional layers can be added if desired.

- Asphalt surfaces can be repaired easily if damaged. We can achieve seamless repairs through our infrared process.

Resurfacing a parking lot can be done quickly and inexpensively. First we will consult with you on the types of traffic you are facing and how much stress they put on your parking lot. From there we will determine the proper thickness of asphalt we need to install in order to guarantee you a long lasting surface. The work begins by thoroughly cleaning the surface with mechanized sweepers driven by tractors or bobcats. Next we will clean the surface and install optional crack barrier Petro-Tac if you have elected to do so. This will prevent major cracks from reflecting through the new surface. This can save you a lot of money on future maintenance. Any low or deteriorated areas will be shored up with hot asphalt prior to installing the new pavement.
Next we will mark out the patterns we are to pave in so that we are sure to pave in a consistent manner. Before we can pave we will use a pressurized distributor to spray the existing surface with a heated asphalt emulsion. This acts as a primer that will bond the two surfaces together. *(NOTE, We never "glue" our new surface to adjoining surfaces such as a street or intersection. Instead we will saw-cut or use a planer to be sure the new layer of asphalt is thick and sits flush with adjoining pavements. If this is not done properly the new surface can be damaged by snow plows or will eventually erode away since the layer of asphalt is too thin to retain strength.) Next we install our commercial grade hot asphalt with a self propelled paver equipped with vibratory screed. The new asphalt is compacted by 3 sizes of vibratory rollers. - Major cracks can be reduced or eliminated in a controlled fashion because we know where the expansion is taking place that causes cracks. We do this by installing a membrane that allows expansion to take place below the surface without transmitting a new crack through the surface. If the crack barrier is not used the old cracks will likely come through the new surface. - This phenomenon is called reflective cracking.

We can grind enough asphalt to fill the average dump truck within 8-10 minutes. This process allows you to work within a budget. Instead of removing all layers of a parking lot, now you can save time and money associated with labor by utilizing the milling process. The process also allows us to grind and replace sections of a road or parking lot in order to reduce the interruption on traffic. We can mill and pave sections of pavement in the same day. A milled surface has a textured affect the helps bond new asphalt to the old pavement.
